Energy performance certificate

Energy Performance Certificates for commercial properties are a relatively new piece of legislation. From the 1st October 2008 it is compulsory for all commercial properties to have a Energy Performance Certificate when they are being marketed for sale or to let.

There are some exceptions to this, such as: small stand alone buildings, workshops, industrial sites and non-residential agricultural property with low energy demand. If an EPC has not been produced after a reasonable time, and it can be clearly shown that efforts have not been made to obtain one for the property, then the vendor or the landlord will be liable to a penalty charge.

In most cases, the penalty charge will be 12.5 % of the rateable value of the property (to a maximum of £5,000) with a default penalty charge of £750 where the formula cannot be applied.

Base Building Consultancy have in house energy assessors qualified to level 4 of the EPC accredited energy assessors scheme. This enables our assessors to prepare Energy Performance Certificates for all commercial property with the exception of Public Buildings which need Energy Display Certificates. Each certificate produced provides you with an energy rating of the property. It also provides an indication and recommendation on how to improve the energy rating of each building.

Property details and floor area of the building is also provided on the certificate. Quotations for production of Energy Performance certificates can be based on a per building basis, or if you have a number of buildings in your portfolio, these can be based on a rate per sq foot basis.
